NATIONAL VALUATION SERVICE®  Inc. is  real estate Appraiser Co-operative whose members and registrations include highly qualified independent real estate appraisers. An Appraisers documentation is fully vetted prior to the distribution of an assignment.  

We are not a typical, traditional style AMC business model that appraisers have become familiar with over the years. Appraisers need a company that will recognize the costs of completing an USPAP-compliant appraisal and reward their dedication to preserving the integrity of the industry. We provide them ancillary support without taking 40-70% of the appraisal fees

How can I distinguish a co-op from other organizations?

Since the inception of the NVS Coop there are more recent AMC originations using verbiage or term "Cooperative" to describe their business model when in fact, their businesses principle structure does not meet the Cooperative test.   The National Valuation Service is an organizational member of the National Cooperative Business Association in Washington DC.  A co-op is a business, usually incorporated, that sells goods and services. It is not a charitable organization or a social service agency. In private or stockholder-owned businesses, individuals invest to earn a financial return.  In a co-op, individuals are motivated by a shared need for certain products or services. By joining resources, members gain access to products, services or markets not otherwise available to them individually.   In other words, when forming a Co-op members are motivated to become co-owners of the business primarily so that their mutual needs can be met.   However, the true test of Co-operative business model is the return of the company's financial gains to their members, whether through discounts, lower costs or distribution of patronage refunds to its membership.

Who benefits from the co-op's existence?

A co-op exists primarily for the benefit of its members. Many co-ops also support other parts of the community through various programs and philanthropic activities as part of their commitment to cooperative values and principles. 

There is NO COST to register as an Appraiser. 
Registration with the Cooperative does not automatically constitute a Membership.
Membership is an elective option extended, accepted and based upon evaluation of qualifying criteria; review of sample work products and actual work performace; receipt of annual membership dues. If you are interested in being a vetted panel appraiser the following is required for consideration.

PLEASE FILL OUT THE REGISTRATION COMPLETELY  Download the documents requested using the download link within the profile page.
    • All State(s) of Licensure and Certificate Numbers
    • License level.    Membership is limited to Licensed and Certified Appraisers.
    • If certified, records are not considered complete unless year certified is entered.
    • Indicate the 3 (three) counties you consider as your primary areas of coverage. Rural appraisers may expand their coverage.  An Appraiser filling out a states total counties as their coverage areas will be precluded from consideration.  
    • Proof of E/O Declarations
    • Signed and dated W9
    • CURRENT- USPAP Compliant Work Samples; 1004 Single Family;1073 (Condo); Income Property
    • Complete the entire screen then click on "Save"
    • Retain your userids and paswords for system access and information updating.

                                             Incomplete documentation will delay processing

We  do not enter any missing information (ie. license #, e/o data or expiration dates) on behalf of the Appraiser to the registration profile from a downloaded PDF.   If a profile not 100% complete, status will remain as approval pending.

Our tracking system monitors license and e/o expirations and status, which must be current.
 
We do not utilize conversion software nor will we engage in the data mining of reports.
    • We deliver unaltered, locked reports which are transferred through our portal
    • We deliver the entire appraisal with all the information in the style and format created by the Appraiser.
    • Appraisal requests are not broadcasted. Please make sure all contact info is current.

We will never ask for an Appraisers signature.  Please secure and protect your signature - do not download a signature with your documentation. Registrations wherein stand alone signatures are downloaded into the document request packet will remain as pending UNTIL removed.

The Co-operative business model is one of stability and equity. As a Cooperative,  National Valuation Service is able to offer a competitive product to our clients while supporting the Appraisers economic interests. 
 
We are a network of cooperative member/owners; locally based, and nationally MARKETED. Through our Cooperative alliances we will be able to offer complete and competent geographic coverage.
There are no dues required to participate as a contractor.  
 
 

Protect individually identifiable information. National Valuation Service will not publish or otherwise make generally available any information or data that identifies  an Appraiser for purposes other than providing appraisal  services  without the Appraisers express written consent or unless otherwise required by law. This does not restrict the internal use of such information or data that is required in the performance of the scope of work that National Valuation Service has been engaged to perform for a client. National Valuation Service  will not sell for the purpose of solicitation contact information, release, or disperse confidential information pertaining to its registrants or members.
